Data center EPC project management — Engineering - led Governance From Design To Handover

Protect data center design intent through construction with engineering-led EPC project management. The same team governs scope, schedule, cost, quality, vendors and handover, reducing design erosion and maintaining accountability from design through HOTO.

WHAT THIS SERVICE COVERS

Engineering - Led EPC Governance With The Same Team Across Design And Build

The EPC Project Management service covers the full construction execution lifecycle across eight governance pillars: scope management, schedule management, cost control, quality management, OHSE risk management, vendor management, value engineering, and HOTO management. The defining feature is that this service is offered as an integrated bundle with the Technavious design team. When the same team governs both design and construction, requests for information are resolved on site by the engineers who made the original design decisions — not escalated to a consultant who may take days to respond. Every equipment substitution requires explicit engineering approval rather than contractor sign-off, which is how design intent is preserved all the way to handover.

WHAT WE DELIVER

Deliverables From This Engagement

WHY TECHNAVIOUS

What Makes Technavious's EPC PM Service Different From A Standard PMC

Design continuity is not a feature — it is the foundation of the service.

Design-build continuity as the core principle

Standard PMC firms manage a construction process they had no part in designing. Technavious manages a construction process whose design it owns. The difference shows up every time a contractor queries a design decision — our engineers resolve it in hours, not days.

Vendor-neutral procurement with transparent costs

Equipment costs are passed through at cost plus a clearly stated management fee. No preferred vendor panel, no resale margin. Clients see every purchase order before it is placed.

Owner's Engineer model for non-Technavious designs

For clients who commissioned their design from another firm, Technavious provides an Owner's Engineer service — independent engineering-level PMC that governs the appointed EPC contractor with the same rigour, without requiring the client to have in-house engineering capability.

HOW WE WORK

How the EPC PM Engagement Progresses From Design Handover To HOTO

Six phases from mobilisation through to formal handover.

01
PHASE 01

Mobilisation

EPC PM team onboarded at design handover. Master programme and governance framework established.

02
PHASE 02

Procurement

Vendor selection, RFQ, technical evaluation, commercial negotiation, and PO placement. All vendor-neutral.

03
PHASE 03

Construction

On-site management and supervision. ITP checkpoints. Weekly reporting. RFIs resolved directly on site.

04
PHASE 04

Pre-commissioning

Installation completeness checks, equipment integrity validation, and safety clearances before T&C.

05
PHASE 05

T&C Handover

Formal handover to T&C team. Punch list management through to T&C sign-off.

06
PHASE 06

HOTO

Final documentation package compiled. Asset register, warranties, and as-installed records delivered.

FREQUENTLY ASKED QUESTIONS

Design erosion happens when a contractor makes a practical substitution without engineering oversight. Our EPC PM team includes the engineers who produced the design, which means every RFI is resolved by someone who understands the design intent and every substitution requires explicit engineering approval before it proceeds. This is not a process control — it is a consequence of the same team governing both design and construction.

No. Technavious operates on a vendor-neutral basis and does not accept referral fees, vendor discounts, or any form of commercial arrangement with equipment suppliers. Equipment costs are passed through at cost plus a clearly stated management fee, which clients see in detail before approving any purchase order.

Yes, through the Owner's Engineer model. When Technavious acts as Owner's Engineer on a project it did not design, the service provides independent engineering-level governance of the appointed EPC contractor. This includes shop drawing reviews, vendor document approvals, OHSE governance, and HOTO validation. The client receives engineering oversight with no in-house DC engineering capability required.

The HOTO package includes as-built drawings across all disciplines, a complete equipment schedule with model numbers and warranty information, all commissioning test certificates, O&M manuals for all installed equipment, and a structured handover-takeover sign-off document. It is structured to meet TIA 942C Facility Certification requirements, which means it can be submitted directly to the certification audit without reformatting.
